These rules are mandated and imposed solely by the CITY under our PERMIT/ORDINANCE, which requires property management companies to notify all guests that the city mandates signing a rental agreement and the Good Neighbor Brochure to obtain the property access code. Additionally, guests must provide a government-issued ID that matches the name on the reservation. House Rules & Regulations 1. Maximum Occupancy & Vehicles – The maximum number of guests and vehicles allowed is specified in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly. 2. Street Parking – Big Bear Lake strictly prohibits street parking. Vehicles parked on the street will be towed at the owner’s expense. Any fines or fees incurred are solely the responsibility of the vehicle owner. 3. Noise Ordinance & Quiet Hours – Excessive noise or loud music that can be heard at the property line is prohibited by the CITY out of consideration for local residents. The city enforces quiet hours from 10:00 PM – 7:00 AM, and violations may result in fines or eviction. If code enforcement is called, the following penalties apply: ○ $300 administrative fine per code call (our team is required to respond within 30 minutes). ○ $100 per hour of our time spent on-site. ○ Additional city fines ranging from $500 to $5,000 per violation. 4. Trash Disposal – All trash must be removed offsite to the designated free trash sites. Any trash left inside the property (including in bathrooms, the kitchen, or the refrigerator) or outside is subject to a $25 per bag removal fee. This is a city requirement, not our rule. Big Bear Lake does not provide trash service due to wildlife concerns. Please do not leave reviews based on this law. We offer a paid dump service if arranged in advance. 5. Barbecue & Firepit Use – Propane is provided on an honor system for firepits and BBQs. Please follow these rules: ○ Never leave the firepit or BBQ unattended. ○ Clean the BBQ after use. ○ If the propane runs out, notify us, and we will arrange a refill. However, after-hours refills are not guaranteed if stores are closed. ○ Big Bear prohibits the use of charcoal and lighter fluid. 6. Hot Tub Use – No hot tub use is not allowed after 10:00 PM per CITY law. ○ We do not issue refunds if the hot tub is not at the desired temperature, as draining and refilling can take 12–24 hours to heat. 7. Parties & Noise Complaints – Parties, events, unauthorized guests, or noise complaints will result in immediate eviction with no refund. Both Airbnb and Big Bear Lake have zero-tolerance policies for parties. ○ $5,000 fine for any party violation. ○ Immediate eviction. 8. Over-Occupancy – Occupancy exceeding the listed limit will result in: ○ $500 fine per additional person. ○ Immediate eviction. ○ Potential city code fines. 9. Smoking, Vaping & Drugs – Smoking, vaping, or drug use inside the property is strictly prohibited. ● Any violation will result in immediate eviction, a $3,500 fine, and charges for damages. 10. Do NOT bring your own BBQs, firepits, or other outdoor cooking devices. These are banned by the CITY due to fire hazards. 11. Age Requirement – The primary renter must be at least 25 years old to book this property.
